Real estate hunter: a promising profession

Becoming Apartment hunter or a house can be an excellent idea at a time when more and more buyers are referring to professional experts to find the property of their dreams. Today, it is becoming difficult to find one that ideally meets all their expectations. From looking for ads to visits, the steps that this involves are numerous and sometimes tedious. Looking for apartments has been one of the service jobs in fashion since its democratization, in particular thanks to the multiple television programs dedicated to it! In order to become a house hunter, you must first know how to listen to your customers and be ready to invest in saving them precious time!

The main missions of the real estate hunter

The Property hunter is a real intermediary in any real estate transaction. It must be at the service of the buyer and its main objective is to simplify the procedures. Its role is thus to prospect and analyze its various databases and networks, always keeping in mind the precise criteria established beforehand. He will then have to carry out the visits and make a tailor-made selection of several properties likely to seduce his client. A good real estate hunter must also be a good negotiator since he must look for the best price for the buyer. He is not between the two parties, unlike a real estate agent.

To summarize, the real estate hunter must:

  • Targeting the needs of your customer
  • Search for properties available on the market
  • Make a list of apartments or houses
  • Negotiate the price of a property with sellers

Although fairly recent, the profession is nonetheless regulated by law. Obtaining an aggregation is mandatory for Becoming a house or apartment hunter. The mission of the Professional Institute of Real Estate Agents (IPI) is to verify compliance with the regulations inherent to this profession.

Choosing the right status to become a real estate hunter

With the T card

The T card is a professional card issued by the Chambers of Commerce and Industry to insure real estate transactions. Obtaining it requires certain conditions such as a state diploma or solid experience in the world of real estate.

Once you have a T-card in your pocket, you can become an apartment hunter independently by opening your own agency or by joining a franchise where the network is insured.

Without a T card

It is also possible to become a house hunter without a T card, as a simple real estate agent. In this case, you work for a network or an agent who provides you with an authorization certificate. This independent activity can be carried out under the status of microenterprise, as a wage portage or as an employee within an agency.

Whether or not you have a T card, continuing education of at least 14 hours must be followed each year by any real estate professional.

After having had a very disappointing experience with an apartment hunter for a year, given that we live abroad, in February I contacted “Parlez-moi de Paris” and from the first meeting with Susan we were reassured and comforted! And already in June, we signed the bill of sale! She immediately identified our priorities and needs, she has a gift for listening and feeling the other person. Very responsive, always available, calm and very professional, she accompanied us in all the procedures with the notary and even showed us the neighborhood that we did not know at all! A very nice experience!

I had the opportunity to collaborate with Suzan on two common issues and everything went well. She was very involved, available and efficient from start to finish, resulting in a smooth and timely transaction. It is a real pleasure to work with such a serious professional, whom I highly recommend!
