Understand the state of affairs

As it only represents one appointment when the tenant arrives and another when the tenant leaves, it is often a source of apprehension. But by better understanding its purpose and the procedure to follow, you will see that it is not so complicated to pass this stage without worries. At the origin of the drafting of an inventory was a desire to simplify relationships between owners and tenants. By formalizing the condition of the various coatings and equipment of the rented apartment upon arrival, we ensure that upon leaving, we can justify potential damage and therefore deductions from the deposit.

Since June 2016, inventories must meet certain criteria described in the decree setting out the procedures for establishing the inventory and taking into account the dilapidated condition of rented housing. Again, standardization aims to streamline relationships between lessor and tenant by removing any ambiguity about what the document should contain.

Know how to do it

It is most often up to the person in charge of managing the rental to carry out the inventory. For example, it could be a real estate agency or the owner himself. It may also be a bailiff, however it should be noted that the costs cannot be borne by the tenant in this case. To be sure not to make mistakes in writing your inventory, whether for the arrival or departure of the tenant, you can download inventory templates online for free.

In case of disagreement, if the inventory cannot be carried out amicably, one of the two parties may request the intervention of a bailiff whose decision will be imposed. The costs will then be shared between tenant and owner.
